
Is a Matterport 3D Tour Worth It for a South Florida Listing?

TL;DR
For most South Florida listings, yes. A 3D tour lets a buyer who can't come in person walk the whole home from a phone.
It pays off most on waterfront, luxury, condo and vacant listings, and on any home marketed to buyers who live somewhere else.
You can skip it on a lower-priced listing that will sell fast to local buyers on photos alone.

The listing says split floor plan, about 1,900 sq ft, water view. Three photos later the buyer still can't tell whether the view is from the living room or only from the primary bedroom, or whether the second bedroom shares a wall with it. Those are the questions that decide whether a showing is worth booking. A 3D tour answers them before anyone has to ask.
That matters here more than in most markets. Florida has been the top state for foreign home buyers for at least 15 years, with21% of all foreign buyers in the U.S. purchasing herebetween April 2024 and March 2025, according to theNational Association of Realtors. When a 3D tour is worth it
Buyers from out of town or abroad.The tour is their first showing. The serious ones walk it, and if they book a visit, they already know what they're coming to see.
Luxury and waterfront homes.There's more money on the line and more of the buyers live somewhere else. A layout like that should be walked. A few angles just leave the buyer guessing.
Condos and larger homes.Photos rarely make it clear how one room leads into the next. In the tour it's obvious in a few seconds.
Vacant listings.An empty room in a photo looks small and cold. Walking through it gives a sense of scale that a flat image misses.
When you can skip it
On a lower-priced listing that will move in a few days to local buyers, good professional photos may be enough. What a 3D tour buys you is reach. If the people most likely to buy live ten minutes away and will come to the open house anyway, the tour is a nice extra and you can do without it. 3D tour or video walk-through?
They do different jobs. The 3D tour is self-guided and open around the clock, so a buyer explores at their own pace and goes back to the rooms they care about. A video is a produced story with music and movement, made for social media and for selling the lifestyle. On higher-value listings, booking both makes sense: the video to stop the scroll, the tour for the buyer who wants to go back and look again.
How to get the most out of the scan

Does a 3D tour replace professional photos?
No. Photos are still the first thing a buyer sees on the portals, and they decide whether the listing gets opened at all. The tour fills in what the photos can't show. You want both.
Can I keep the tour live after six months?
Yes. Hosting is $45 for each additional six-month period, so the link keeps working while the listing is active.
Can I see how many people visit the listing?
If you book the tour with a photo session, the session includes a single-property website with traffic analytics, so you can see how many people visit that page.
Is a 3D tour worth it for a condo?
Often, yes. Condo layouts are hard to read from photos, and when the unit is marketed to buyers outside the area, the tour is the closest thing they get to walking in.
Does the tour work with a VR headset?
Yes. The tour is compatible with most VR equipment, so a buyer can walk through with a headset as well as on a phone or computer.
Can I add a floor plan?
